hello Brian, yes I am gulity of not following up.I can be in search of an answer to finding a buyer for one property and while talking to someone they tell me they are looking to buy,so I tell tem I will search for them and then I trying to finish what i have been doing before you know it,3 weeks has gone by and still havent call the prospect.It seems like I try helping so many,that I neglect some people.I often think I need help to lighten my load but I am still working on orginizing myself.How can I get an assistance IF I do not have it together to tell them what to do?

Good question. Use this formula:

ARV x 70% – (repairs) = MAO
Ex: 100k x 70% – (15k) = $55k

Depending on house location & other variables I would likely offer between $40k-55k.
